Replacing an aging enterphone with a video enterphone system
An analogue enterphone can run for two decades without anyone thinking about it, and then the telephone service behind it changes and the whole building notices within a week. Replacing it with a video enterphone system is not a like-for-like swap: the call path, the wiring, the power source, and the administration all change at once. The decision that matters most — whether suites get a physical station — has to be settled before drywall on a new build, or before a strata votes on scope in an existing one.
What a video enterphone system does, and where IP units differ
An enterphone does four things: identify a visitor at the entrance, connect them to a suite, let the resident see or hear who is there, and release the door. Everything else is administration wrapped around those four functions.
Legacy equipment comes in two families. Telephone-entry panels dial out over a phone line to the resident's own number, and the resident presses a digit to release the door. Hardwired intercoms run an audio riser to a handset in every suite, with no phone service involved.
An IP video enterphone replaces both. The door station is a PoE endpoint that calls an in-suite station, a phone app, or both over the building's own network, and reports each door release to the access control platform.

The copper problem: migrating off a telephone-line panel
Most analogue enterphones are replaced not because they failed but because the service underneath them changed. Carriers are progressively moving customers off copper, and the line that once fed the lobby panel now arrives as an internet-delivered voice service through an adapter.
The fragile part is the door-release digit. The panel expects a clean tone from the resident's handset, and that tone now has to cross a codec, an adapter, and possibly a mobile network. It works intermittently, which is worse than not working, because nobody can reproduce the fault on demand.
The second failure is on the resident side. Panels that dial mobile numbers hit call screening and unknown-number filtering, so the visitor hears ringing and then nothing while the call goes to voicemail. No amount of panel programming fixes a call the phone chose not to present.
An adapter plus a hosted line is a legitimate stopgap when a strata needs a budget cycle to fund the replacement. Rebuilding the board in a twenty-year-old panel is usually not worth paying for: it still cannot show a picture, log an entry, or take a name change without a site visit.
Answering the door: in-suite stations, apps, or both
This is the most contested decision in the project and the one with the longest wiring tail, so settle it first.
Why some residents want a physical station
An in-suite station works without a smartphone, an app account, or notification permissions. It does not depend on a data plan, on cell coverage inside a concrete-and-rebar building, or on a charged phone. It is the building's asset rather than a per-resident onboarding chore, and it stays behind when the occupant moves out.
An app answers the other set of problems. It needs no in-suite wiring, it lets a resident admit a courier from work, and it can be added later without touching a wall. Most current platforms ring a station and an app at once, so the usual specification is stations throughout with the app offered as an option.
The hedge is cheap on a new build and expensive later: pull a twisted-pair cable to a box beside each suite entry door during the structured cabling pre-wire, even if stations will not be installed on day one. Cable in an open wall costs a fraction of a riser cut into a finished building.
Directory management and resident turnover
Over a ten-year life the administration model matters more than the hardware, so ask where the directory lives before comparing door stations. If it sits in the panel's own memory, every move-in is a site visit; if it sits in a management portal, a property manager updates it from an office in minutes.
Ownership of the administrator account is a handover item, not a detail. At turnover from developer to strata, the credentials, documentation, and named administrator role need to transfer in writing, alongside the rest of the access control handover for strata buildings. Buildings that skip this pay a contractor to change one name.
Directory content carries a privacy question. Publishing resident surnames on a panel anyone on the sidewalk can scroll is a choice, not a requirement; unit numbers with a call code, or a first initial, are common alternatives. Entry logs and resident lists are personal information, and retention should be reviewed with the strata and legal counsel.
Deliveries and courier access: the real daily load
On most days the enterphone is a parcel system, not a security system. Courier traffic dwarfs guest traffic in nearly every multi-family building, so a design that only considers visitors fails at its most frequent job.
The default failure mode is familiar: the courier presses unit buttons until someone buzzes, and the building has no record of who let them in and no credential to revoke. That is a policy gap rather than a hardware fault; replacing the panel without addressing it just adds video to the same problem.
Better patterns give the courier something that can be logged — time-limited PINs bound to a delivery window, a courier credential issued and revoked through the access control platform, or a parcel room on its own reader so deliveries never reach residential corridors. Some carriers run their own building access programs; availability varies and should be confirmed before it goes into a scope.
Pair whichever pattern is chosen with a door position switch and a held-open alarm. Propped doors are the most common way a controlled entrance stops being controlled, and the door camera records the consequence rather than preventing it.
The door station: camera, weather, and vandal resistance
The exterior panel is the component that fails first, because it lives outdoors and gets hit. Specify a sealed, gasketed faceplate with a stated water and dust rating, an impact rating suited to an unsupervised street-facing entrance, and a tamper contact reported back to the access platform.
Flush mounting in the wall removes the purchase a surface box gives a pry bar. In cold or exposed locations, a heated station and a drip path behind the back box prevent the condensation that kills displays.
The camera has its own constraints. Entries glazed on both sides are backlit for most of the day, so wide dynamic range matters more than resolution, and close-range infrared at night can wash out a face standing directly at the panel. Mounting height is a compromise between camera framing and keypad reach; the accessible reach dimension is a code question for the authority having jurisdiction.
A door station camera identifies a person at one point; it is not lobby coverage and should not be counted as such in a surveillance design. Recording at a residential entrance carries privacy obligations in BC, and notice and retention practices should be reviewed with the strata or legal counsel.
Network and power: what to settle during pre-wire
An IP video enterphone is a network appliance. If the network and power are not planned during the pre-wire, the difference lands later as retrofit labour.
- Cabling. A twisted-pair run from each door station to the nearest telecom room, inside the 100 m channel limit for balanced twisted-pair horizontal cabling. Add conduit and a pull string to any exterior panel, plus an oversized back box and a spare cable.
- PoE. Basic stations run on standard PoE; stations with heaters, larger displays, or illuminators generally need PoE+. Check the switch's total power budget across all loaded ports, not just the per-port class.
- Segmentation. Put intercom and access devices on their own VLAN, separate from resident and guest networks, and confirm bandwidth and quality-of-service needs if audio and video cross the building network.
- Backup power. An analogue panel borrowed talk power from the telephone network; an IP panel has nothing to borrow. Put the switch, the controller, and the door hardware supply on UPS, sized against a stated runtime for the entrance in an outage.
- Release behaviour. Whether the lock fails secure or fails safe on power loss, and how it interfaces with the fire alarm, is a life-safety question for the authority having jurisdiction. Confirm it locally before the UPS design is finalized.
What to do next
- Establish what the existing panel uses today — a phone line, a phone-system extension, or a hardwired riser — and confirm the carrier's plan for that service.
- Decide in-suite stations versus app-only before drywall, and pull the cable anyway if the answer is uncertain.
- Name the directory administrator and put account ownership in the handover documents.
- Treat courier access as a designed function with its own credential, not a side effect of buzzing strangers in.
- Put the switch, controller, and door hardware on backup power, and confirm release behaviour on power loss with the authority having jurisdiction.
